Residential lease review is $179 flat fee. Commercial lease review is $369 flat fee — commercial leases are longer, more heavily negotiated, and include more risk-shifting provisions (CAM, escalations, personal guaranties, exclusivity, build-out, assignment) that require deeper analysis.
Is this only for Florida properties?
Jonathan D. Woods is licensed in Florida. We review leases governed by Florida law or for Florida properties. For out-of-state leases, we may refer you to qualified counsel in the appropriate jurisdiction through our referral network at no cost to you.
What does the lease review actually deliver?
You receive a marked-up version of your lease with attorney comments on key provisions, plus a plain-English summary report identifying material risks, unfavorable terms, and recommended negotiation points. Follow-up questions are included at no extra cost.
What if my lease is longer than 30 pages or has unusual terms?
The flat fee covers leases up to 30 pages with standard terms. For longer leases, ground leases, sale-leasebacks, anchor-tenant deals, or industrial leases with environmental provisions, we will provide a custom quote. Contact us before submitting if you are unsure about scope.
Can you negotiate the lease for me?
